installation of a private roadway and walkway looping through the site, which is <br />proposed to be constructed with permeable pavers and is covered by a Public Access <br />Easement, Public Service Easement, and Emergency Access Easement. Three new <br />street trees are proposed to be installed along Finger Avenue. <br /> <br />The developer, Liberty Hall Lane Partners LP, has posted Performance and Labor <br />Security Bonds in the amount of $273,424.00 as required by the Improvement <br />Agreement. The developer anticipates completion of all improvements by 2019. All <br />work associated with this project is being paid for by the developer. <br /> <br />Covenants, Conditions, and Restrictions (CC&R’s) were reviewed by staff and the City <br />Attorney’s office. <br /> <br />ALTERNATIVES <br />Council may choose not to approve the subdivision map and associated agreements for <br />the project. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br /> <br />ENVIRONMENTAL REVIEW <br />An Environmental Impact Report (EIR) and two subsequent addendums were prepared <br />for the project during the entitlement phase. The project has incorporated mitigation <br />measures to address any potential impacts identified in the EIR.
