The developer <br />anticipates completion of all project-related improvements by the end of 2018. <br /> <br />ALTERNATIVES <br />Council may choose not to approve associated agreements for the project. <br /> <br />FISCAL IMPACT <br />There is no fiscal impact to the City as a result of this action. <br /> <br />ENVIRONMENTAL REVIEW <br />The Zoning Administrator determined that the project is categorically exempt from the <br />requirements of the California Environmental Quality Act per Section 15332 Class 32, <br />“Infill Development Project” because the project would not result in the significant effects <br />related to traffic, noise, air quality, or water quality; and can be adequately served by all <br />required utilities and public services. The Zoning Administrator also determined that the <br />offsite improvements are categorically exempt from the requirements of the CEQA <br />Guidelines per Section 15304 Class 4, “Minor Alterations to Land” because the <br />improvements consist of minor alterations in the condition of the land and do not involve <br />the removal of healthy, mature, scenic trees. No expansion or regrading of the existing <br />roadway is proposed.
