<br />""-, <br /> <br /> <br /> <br />11.6 Partial Invalidity. <br />If any Lease provision is invalid or unenforceable to any extent, then that <br />provision and the remainder of this Lease shall continue in effect and be enforceable to the <br />fullest extent permitted by law. <br />11.7 No Waiver. <br />The failure of either Party to exercise any of its rights is not a waiver of those <br />rights. A Party waives only those rights specified in writing and signed by the Party waiving <br />its rights. No waiver shall be implied by delay or any other act or omission of either Party. <br />No waiver by either Party of any provision of this Lease shall be deemed a waiver of such <br />provision with respect to any subsequent matter relating to such provision, and Landlord's <br />consent or approval respecting any action by Tenant shall not constitute a waiver of the <br />requirement for obtaining Landlord's consent or approval respecting any subsequent <br />action. Acceptance of Rent by landlord shall not constitute a waiver of any breach by <br />Tenant of any term or provision of this Lease. No acceptance of a lesser amount than the <br />Rent herein stipulated shall be deemed a waiver of Landlord's right to receive the full <br />amount due, nor shall any endorsement or statement on any check or payment or any <br />letter accompanying such check or payment be deemed an accord and satisfaction, and <br />Landlord may accept such check or payment without prejudice to Landlord's right to <br />recover the full amount due.
