<br />ATTY/RESO.0091/PC RESO APPROVING THE PC PERMIT & TM - PHASE 1 STANFORD <br />REV: 09-29-16 JS <br />Page 4 of 15 <br />EXHIBIT A – Conditions of Approval <br />CITY OF REDWOOD CITY <br />CONDITIONS OF APPROVAL <br /> <br />Stanford in Redwood City Phase 1 <br />405, 425, 475, 500-585 Broadway and 1228 Douglas Ave. <br /> <br />PC2016-001 and TM2016-002 <br />Planned Community Permit and Tentative Map <br /> <br /> The following Conditions of Approval [COA], Standard Development Requirements [SDR] or Development Agreement [DA] requirements apply to this project. For purposes of these Conditions of Approval, the Development Agreement shall mean that certain Development Agreement by and between the City of Redwood City and the Board of Trustees of the Leland Stanford Junior University, dated December 3, 2013. The COAs are specific conditions applicable to the proposed project. The SDRs are items which are codified or adopted by resolution and have been included for ease of reference, they may not be appealed or changed. The SDRs and DAs are not intended as a comprehensive list. These requirements and conditions are grouped under specific headings that relate to the subject matter and the responsible division is described in brackets, i.e. [PLANNING]. <br /> <br />The applicant is responsible for the fulfillment of all conditions and standard development <br />requirements, unless specifically stated otherwise. In addition to complying with all applicable City, County, State and Federal Statutes, Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and agrees to comply with the following Conditions of Approval and Standard Development Requirements of this Permit: <br /> Project Conformance <br />1. Substantial Conformity - All improvements shall substantially conform to the project plans prepared by ZGF dated July 6, 2016 (original and supplemental) and plans prepared by BKF dated September 2, 2016, and related information submitted by the Applicant, on file with the Community Development Department. [COA][PLANNING] <br />2. Approval Letter & Conditions in Building Permit Plans – These conditions of approval, shall be printed on the first page of the building permit plans. Mitigation Measures - Provide written documentation of compliance with all required mitigation measures prior to issuance of the grading permit, building permit or final certificate of occupancy, as required in the adopted Mitigation and Monitoring Reporting Program.
