Cumulative Scenario and Red Morton Park Westside Renovation Proiect: Hexagon had not <br />previously been aware that the City's Westside Renovation Project for Red Morton Park is <br />currently underway. Hexagon will coordinate with City staff to include the project trips <br />estimated by the renovation project's consultant in the cumulative scenarios for this Traffic <br />Impact Analysis. <br />7. Background Scenario: Hexagon will include trips from downtown development in the <br />background scenario of the Traffic Impact Analysis, as requested by the City. Based on <br />Hexagon's review of the Redwood City Downtown Precise Plan, the downtown development <br />will generate trips at the project's study intersections on Jefferson Avenue, but not at the <br />other study intersections. <br />8. Cumulative Scenario Growth Factor: Based on the City's feedback to Hexagon, Hexagon <br />will use a 1.5 percent growth factor for volumes on Jefferson Avenue, since it is a <br />collector/arterial. For the other streets, a 0.5 percent growth factor will be used. Hexagon <br />will apply this growth factor for a five year period to obtain Cumulative scenario traffic <br />volumes. <br />9. Trin Generation: Based on the City's feedback, Hexagon will revise its trip generation <br />estimate. Of the total project's increase of approximately 37,000 square feet, about 35,000 <br />square feet, or 93.5 percent, is attributable to the YMCA facility.
