46.2 Applicability <br /> A Planned Development Permit may be issued for any use or structur-c located in any <br /> zoning district. [46.2 and 46.7D] <br /> 46.3 Review Authority <br /> The Zoning Administrator shall review applications for a project area of less than one acre, <br /> and the Planning Commission shall review applications for a project of one acre or more. <br /> [46.5 and 46.6] <br /> 46.4 Modifications to Development Standards <br /> All Planned Development proposals shall conform to the applicable lot or unit density <br /> regulations and the minimum open space requirements of the underlying Zoning District. <br /> In no case shall the number of dwelling units exceed the maximum number permitted <br /> under the basic zoning district. The review authority may permit any of the following <br /> requirements to be different from those which would otherwise apply in the applicable <br /> zoning district: [46.7] <br /> 1. Maximum heights for structures; <br /> 2. Maximum lot coverage; <br /> 3. Minimum building site sizes; <br /> 4. Minimum front, side, and rear yard setback requirements; <br /> 5. Signage ordinance regulations relating to the number, location, height, and size of <br /> signs; <br /> 6. Minimum number of parking spaces required and design of parking spaces and <br /> parking lots. <br /> 46.5 Findings <br /> A. Permit Finding. Decisions regarding a Planned Development Permit shall be based upon <br /> the purpose statement in this section. The design and construction quality contained in <br /> all aspects of the development plan is expected to exceed the quality standards typically <br /> required for new developments located in similar zoning districts. Modifications may be granted if <br /> it is determined that the proposed development will provide an environment of <br /> physical and functional desirability, in harmony with the character of the surrounding <br /> neighborhood or district.
