ATTY/ORD.437/ORDINANCE ADOPDTING & AMENDING ZA – LEVEL OF REVIEW <br />REV: 11-18-16 VR <br />Page 23 of 28 <br />46.6 Review, Decisions, Appeals, Permit Duration 46.7 Amendments to Planned Development Permits 46.1 Permit Purpose To provide a vehicle for planned development within the existing zoning districts of the City of Redwood City; to encourage flexibility of design and development of land in such a manner as to promote its most appropriate use; to encourage the development of innovative projects which incorporate the highest quality architectural solutions, building materials and landscaping concepts; to promote the most functional and aesthetic relationships between building structures, signs, open space and parking areas in residential, commercial and industrial zoning districts; to encourage the development of quality open space and recreational opportunities within projects, including providing for clustered development and increased open space; and to incorporate stormwater treatment provisions in site planning. [46.1] 46.2 Applicability A Planned Development Permit may be issued in any zoning district. [46.2 and 46.7D] 46.3 Review Authority The Zoning Administrator shall review applications for a project area of less than one acre, and the Planning Commission shall review applications for a project of one acre or more. [46.5 and 46.6] 46.4 Modifications to Development Standards All Planned Development proposals shall conform to the applicable lot or unit density regulations and the minimum open space requirements of the underlying Zoning District. In no case shall the number of dwelling units exceed the maximum number permitted under the basic zoning district. The review authority may permit any of the following requirements to be different from those which would otherwise apply in the applicable zoning district: [46.7] 1. Maximum heights for structures; 2. Maximum lot coverage; 3. Minimum building site sizes; 4. Minimum front, side, and rear yard setback requirements; 5. Signage ordinance regulations relating to the number, location, height, and size of signs; 6. Minimum number of parking spaces required and design of parking spaces and parking lots. <br />7.C. - Page 30
