SECTION 5. CONTRACTOR'S DUTY TO MAINTAIN <br /> A. Maintenance and Repairs <br /> Contractor shall be responsible for all routine maintenance with respect to the garage <br /> offices, storage areas , employee restroom , lobby, entry/exit traffic lanes and the exterior <br /> appearance of revenue control equipment. Routine maintenance is defined as all ordinary <br /> housekeeping maintenance of the Parking Facilities and equipment and replacement of <br /> supplies that are normally performed on a day-to-day basis in order to keep the Facilities <br /> operating in an efficient, clean , safe, and good condition and is considered a reimbursable <br /> expense. Routine maintenance includes, but is not limited to: <br /> 1 . Replacing tickets in ticket issuing machines; journal and receipt tape; replacing <br /> arms on traffic entry and exit gates; cleaning revenue control equipment; and <br /> cleaning signs . <br /> 2 . Replacing ordinary light bulbs as needed where no specialized equipment is <br /> required to do so . <br /> 3 . Regular cleaning of Garage office, cashier booth , employee restroom, storage <br /> spaces, entry/exit lanes , stairwells, and general parking areas, regular washing <br /> of windows in elevator cabs; regular cleaning of office floor, walls, ceiling , and <br /> glass; regular removal of interior and exterior graffiti ; regular emptying of trash <br /> receptacles and ash trays. <br /> 4 . Contractor shall subcontract for major, overall steam cleaning of the Parking <br /> Facilities, wherein the total facility areas are steam cleaned with industrial <br /> steam cleaning equipment. Contractor shall cooperate and coordinate with City <br /> to facilitate this work. Contractor shall also subcontract for reduced area steam <br /> cleaning as needed in specific areas, including but limited to stairwells, elevator <br /> and escalator landings, vehicle and pedestrian access areas. Emphasis is <br /> placed on the steam cleaning of pedestrian waiting/standing areas and <br /> walkways in maintaining the first-class standard of custodial maintenance as <br /> called for by the Parking Manager. All work will be done in accordance with <br /> Best Management Practices and in compliance with the National Pollution <br /> Discharge Elimination System ("NPDES" Permit Number 0049981 ) waste <br /> discharge requirements for City of Redwood City Municipal Storm Water <br /> discharges . <br /> 5 . Cleaning of the elevator shall be included as part of the Contractor's custodial <br /> responsibilities. <br /> 6 . Contractor shall provide City with written copies of Contractor's policies and <br /> procedures related to parking lot maintenance and repair and with any updates <br /> or revisions of same.
