<br /> 1 <br />1. Improvements. Owner shall, at its own cost and expense, construct all of the <br />improvements (the "Improvements"), furnish all the materials, and do all the work <br />hereinafter described in accordance with, and as provided fIX in, the plans prepared for <br />Owner by Kier & Wright Civil Engineers & Surveyors, Inc., entitled "Plans for the <br />Improvements of 484-490 EI Camino Real," as well as City's revised specifications <br />entitled "Engineering Standards of the City of Redwood City," adopted October 13, <br />2003, which plans and specifications are on file in the office of the City Engineer, <br />Engineering and Construction. The Improvements shall be constructed in strict <br />compliance with the provisions of Article VII, Chapter 29 of the Code of the City of <br />Redwood City. If a conflict exists between the above-described plans and <br />specifications and Chapter 29 in regard to the standard for a particular improvement, <br />Chapter 29 shall govern to the extent of such conflict. Owner shall complete all of the <br />Improvements, subject to such exceptions and time extensions allowable under <br />paragraph 10, on or before November 10, 2004. The Improvements shall include, but <br />are not necessarily limited to, all of the following: <br />(a) grading, paving <br />(b) curbs, gutters, sidewalks (note: record of utilities and sidewalk <br /> easements prior to release of security) <br />(c) water system & fire service system complete <br />(d) sewer system, complete <br />(e) storm drainage system, complete <br />(f) landscaping and irrigation system, complete <br />(g) signing, striping, markings, complete <br />(h) site lighting, complete <br />Atty/Agr/Agr.161 2 <br />102903 <br />. i T' I ' - <br />
