465 <br />one had finally been drafted with new language for subdivision and zoning <br />ordinance which would take care of such situations as this and would be submitted <br />to Council for study this week. He advised he would recommend affirming Planning <br />Commission's recommendation. Councilman Keckley questioned whether other appli- <br />cant would approve subdivision of parcel to allow a dwelling site in back of his <br />parcel, allowing total of 3 lots in all to surround his one parcel. <br />Councilman Bury stated from his own inspection of area it would appear granting <br />this request would result in other similar requests being made, and expressed <br />concern with steepness of grade involved for building sites should this be <br />-- granted. He indicated this would be opportunity to upgrade by development of <br />larger home sites in the area and indicated he favored denial of the request. <br />Councilman Granger questioned access which would be possible should area be <br />subdivided with an inner lot in center of parcel. Mayor Herkner questioned <br />whether parcel could be subdivided without action of Council and was advised <br />this was possible under present zoning. <br />Paul Thieme, 2818 Brewster Avenue, questioned grading <br />necessary for one or two houses on this parcel, stating <br />that he would favor smaller sized lots for better main- <br />tenance. <br />Anthony Ferrigno, 330 Alameda, owner of property containing <br />18,000 sq. ft. across the Street from the Koral parcel, <br />favored smaller lot sizes also because of better maintenance <br />possible. <br />Michael Mattarossi, 357 Alameda, owner of parcel also across <br />the street and containing 27,000 sq. ft. favored rezoning <br />for reasons of better maintenance also. <br />Councilman Keckley questioned widening proposed for the Alameda through this <br />area and probable acquisition for rights of way from lots fronting on this street, <br />or amount of square footage which would be lost from these parcels. Planning <br />Director advised no information available as to a definite plan for widening of <br />Alameda at this location as discussion held for traversing through present street <br />or angling off through fields at this location. Councilman Keckley expressed <br />concern for increasing density in this area and problems which would ensue. Coun- <br />cilman Rosselli moved to close the public hearing, seconded by Councilman Hender- <br />son. Motion carried. <br />Councilman Bury moved to reverse the action of the Planning Commission and deny <br />the application for rezoning seconded by Councilman Keckley. On question, Coun- <br />cilman Keckley reviewed facts which had been discussed as to grade involved if <br />parcel subdivided for building sites, difficulty presented for "panhandle lot" <br />development which would follow if property rezoned, and expressed his conviction <br />Council should maintain larger building lots in Redwood City. Motion carried on <br />roll call vote, Councilmen Bury, Granger, Henderson, Keckley, Petersen, and Mayor <br />Herkner voting yes, Councilman Rosselli voting no. (MINUTE ORDER #67-29) <br />Councilman Granger asked consequences of action to property owner, and questioned <br />possibility of referring this matter back to Planning Commission for further con- <br />sideration. City Attorney advised action taken by Council would prevent applicant <br />
