Report of the Planning Commission read unanimously recommending revisions in <br />the Tentative Map of Redwood Shores Unit No. 1, subject to certain conditions <br />not relevant to the exceptions being requested, but included as part of the <br />conditions. Council's authorization required for exceptions being requested <br />to the Subdivision Ordinance as follows: <br />"...subject to the authorization by the City Council that <br />Lots 18, 20, 24, 26, 42, 44, 48, and 50, Block B, have <br />street frontages of 46 feet, and that Lots 19, 25, 43, <br />and 49, Block B, have street frontages of 40 feet, in- <br />stead of the required 50 feet, this exception being <br />recommended to the City Council by the Planning Commis- <br />sion." <br />Planning Staff report read in which it was reported Planning Commission had <br />approved an earlier version of the Tentative Map of Redwood Shores Unit No. 1, <br />for which Council had authorized exceptions allowing reduced street frontages <br />for 4 lots at four street elbows. It was reported this revised version now <br />incorporates a number of design improvements approved by Staff and that the <br />conditions of approval of the former map are applicable to the present one <br />with appropriate modifications and certain specific lot designations which were <br />described. Council questions were asked concerning difference between lot areas <br />in this map and that previously submitted. <br />Planning Director described lots and area from an illustrated map and explained <br />the revisions from former proposal which had a large park area in the center, <br />plus four smaller ones along the waterway, the present revised plan deleting <br />two small parks and substituting a reduced park in the center which was felt <br />to be an improvement to the design and more closely conforms with park standards <br />of City agreement with Leslie Properties, Inc. <br />Planning Director was questioned as to increase in total number of lots pro- <br />posed for this subdivision and if resulted from reducing size of parks. Plan- <br />ning Director advised increase of lots resulted from reduction of park areas <br />and a proposal for a three townhouse site had been reduced and taken up now by <br />an additional number of single family lots, and also resulted in a more efficient <br />use of land. <br />In reply to questioning as to percentage of lots having less than 50 foot widths, <br />Planning Director advised of a total of 156 single family lots, 12 would be <br />substandard in frontage, according to the Subdivision Ordinance requirements, <br />but they were not substandard according to the Zoning Ordinance. <br />Councilman Keckley moved to adopt RESOLUTION NO. 5496, AND GRANTING EXCEPTIONS <br />TO CERTAIN PROVISIONS OF CHAPTER 30 OF THE CODE OF THE CITY OF REDWOOD CITY, <br />BEING THE SUBDIVISION REGULATIONS OF THE CITY OF REDWOOD CITY - REDWOOD SHORES <br />UNIT NO. 1, seconded by Councilman Petersen and carried on roll call vote, <br />Councilman Henderson voting no. <br />Councilman Rosselli questioned when it was proposed Council sit as a Board of <br />Directors for Redwood Shores project to receive special reports and take actions <br />JON JON 22'08 <br />
