6.11. - Page 1 <br />REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br />January 9, 2017 <br />SUBJECT <br />Professional Services Agreement with LSA Associates, Inc. for environmental <br />consulting services for the 1548 Maple Street Project <br />RECOMMENDATION <br />By motion, approve and authorize the City Manager to execute an agreement for <br />environmental consulting services with LSA Associates, Inc. for the preparation of an <br />Initial Study Checklist in accordance with the California Environmental Quality Act for <br />the 1548 Maple Street Project <br />BACKGROUND <br />In October 2014, Watt Communities, LLC submitted an application for the development <br />of a multi -unit residential condominium project at 1548 Maple Street. CRP/Strada 1548 <br />Maple Venture, LLC has since taken over the proposed project and is the project <br />Applicant. <br />The 7.2 acre site is located east of Highway 101 and along the City's waterfront. The <br />site is currently improved with a surface parking lot, harbor master's office building, and <br />a water tank structure that is currently used by the Peninsula Yacht Club. The site is <br />part of the proposed Inner Harbor Specific Plan (IHSP) area, however, no further work <br />is scheduled on the Inner Harbor Specific Plan at this time (as described on the IHSP <br />oroiect weboage), therefore the Applicant is seeking to move forward with project - <br />related entitlements and associated environmental analysis. <br />The project site has a General Plan land use designation of Mixed Use — Waterfront <br />Neighborhood. Mixed Use — Waterfront Neighborhood allows for the creation of unique <br />neighborhoods that take advantage of Redwood City's Bay frontage and allows a <br />residential density of up to 40 dwelling units per acre. There are no maximum heights <br />established for this land use designation, however each project will be evaluated <br />through site plan review and must: <br />• Relate to property size and terrain <br />• Relate to surrounding uses and character <br />
