The project meets all required Standards related to use, height, <br />setbacks, and architectural style. The five requested Guideline deviations would not, in <br />and of themselves, create any additional impacts, and in fact help to create a cohesive <br />and authentic Contemporary architectural design. Further, the proposed project would <br />not create a significant adverse impact on the adjacent historic resource. <br />Project Traffic Analysis <br />As part of the project -by -project environmental review, all applicants must submit a <br />Traffic Impact Analysis (TIA). The TIA examines how much traffic would be generated <br />from a specific development project, and how the traffic would distribute to nearby <br />intersections. The TIA then compares the results to the cumulative trip projections in <br />the DTPP EIR. Hexagon, a local transportation consulting firm hired by the Applicant, <br />submitted the TIA for the proposed 603 Jefferson Avenue development. The TIA <br />examined the following five intersections: <br />• Jefferson/Veterans <br />• Main/Veterans <br />• Main/Bradford <br />• Jefferson/Marshall <br />• Main/Marshall <br />The TIA describes the proposed Project as adding relatively little traffic to each of the <br />five nearby intersections, and the overall potential effect on traffic operations as being <br />
