01/09/2017
Section 3. Downtown Planned Community Permit DPC2016-010: In the
exercise of its independent judgment, the City Council finds that:
a. The Revised Project and improvements proposed by Downtown Planned
Community permit DPC2016-010 are consistent with, conform to the intent
of, and will appropriately implement the Downtown Precise Plan for the 603
Jefferson Avenue project; and
b. The establishment, maintenance and operation of the project and
improvements proposed by Downtown Planned Community permit
DPC2016-010 will not, under the circumstances of this particular case, be
detrimental to the health, safety peace, morals, or general welfare of
persons residing or working in the neighborhood of the project, or be
detrimental or injurious to property or improvements in the neighborhood of
the project, or to the general welfare of the City, because the project has
been found to be consistent with the community goals established in the
City's General Plan and Zoning Ordinance; and
c. The Revised Project and improvements comply fully with all applicable
standards of the DTPP; and
d. The Revised Project and improvements comply with all but five (5)
Guidelines of the DTPP. The aspects of the Revised Project which do not
conform to the Guidelines of the DTPP (which are recommended, not
mandatory) nonetheless adequately promote the overall intent of the DTPP.
e. The Revised Project and improvements will not cause a substantial adverse
change in the significance of the historic resource at 620 Jefferson Avenue,
and that the historic resource will remain eligible for listing in the California
Register of Historic Places.
Section 4. Tentative Map TM2016-010: In the exercise of its independent
judgment, the City Council finds that:
a. The map, design, and improvements of the proposed subdivision are
consistent with the City of Redwood City's General Plan, Municipal Code,
Zoning Ordinance, Downtown Precise Plan, and all applicable subdivision
improvements requirements;
b. The site of the proposed subdivision is physically suited for the type and
density of the proposed development;
ATTY/RESO.0127/CC RESO APPROVING PERMIT FOR 603 JEFFERSON RESO.
