from, the Office of the City Clerk at 1017 Middlefield Road, Redwood City <br />California. The City Clerk is the custodian of records for all matters before <br />the City. <br />Section 3. Tentative Map TM2015-008: In the exercise of its independent <br />judgment, the Planning Commission finds that Tentative Map TM2015-008 does not <br />need to be denied pursuant to Section 30.42 of the City's Municipal Code because: <br />a. The map, design or improvements of the proposed subdivision are <br />consistent with Redwood City's General Plan, Municipal Code, and Zoning <br />Ordinance, and all applicable subdivision improvements requirements. The <br />project would allow two parcels to become one parcel to create a more <br />cohesive project. <br />b. The site is physically suited for the proposed type or density of <br />development. The site is located in an urbanized location. The site is <br />generally flat and would have frontage and access from Woodside Road. <br />c. The design or proposed improvements would not cause substantial <br />environmental damage, or substantially and avoidably injure fish, wildlife or <br />their habitat, or cause serious public health problems. <br />d. The design or improvements of the proposed subdivision would not conflict <br />with essential public easements for access through, or use of, property <br />within the proposed subdivision in that there are no existing public <br />easements, and a proposed public easement would permit a public <br />sidewalk a portion of the property. Wider sidewalks and improvements <br />would be constructed along Woodside Road enhancing the pedestrian <br />experience. <br />e. No exceptions from subdivision requirements are requested and the <br />tentative map is workable without the granting of exceptions. <br />f. The proposed project does not conflict with any written public policy or with <br />the public interest. <br />Section 4. Tentative Map TM2015-008: The Planning Commission finds that the <br />proposed subdivision, together with the provisions for its design and improvement, is <br />consistent with the general plan as set forth in the staff report. <br />Section 5. Condominium Permit TM2015-008: In the exercise of its <br />independent judgment, the Planning Commission finds that the Project as proposed <br />complies with the requirements of Article XI of the Subdivision Ordinance. <br />Section 6. Planned Development Permit PD2016-004: In the exercise of its <br />independent judgment, the Planning Commission finds that: <br />• The proposed project appropriately furthers the objectives of Article 46 of the <br />Zoning Ordinance as follows: <br />o The project promotes the most appropriate use of the site in that it would <br />ATTY/RESO.0002/PC RESO 910 WOODSIDE <br />REV: 01-11-17 PR <br />Page 4 of 20 <br />
