7. School Impact Fee — For residential additions greater than 500 square feet and new <br />commercial or industrial construction, pay a School Impact Fee to the Seouoia Union <br />Hioh School District. Tree Removal & Trimming — The applicant shall hire a qualified biologist to conduct a <br />survey for nesting birds prior to any tree removal or trimming activities scheduled to take <br />place during breeding season (February 15 to August 31). Street Trees — A total of four (24-inch box) street trees shall be planted along Woodside <br />Road frontage. The tree species and location will be determined by the City Landscape <br />Architect. These improvements shall be included as part of the building permit submittal <br />package. Stormwater Runoff — Post -construction runoff into the storm drain shall not exceed pre - <br />construction runoff levels. The applicant's design professional shall evaluate the project's <br />impact to the City's storm drainage system and shall substantiate their conclusions with <br />drainage calculations to the satisfaction of the City Engineer. The project shall be <br />designed in conformance with the Drainage Guidelines for Commercial Development. <br />[SDR] [ENGINEERING] <br />16. Exterior Lighting — Provide a lighting plan for proposed exterior lighting, including cut <br />sheets, a photometric site plan demonstrating light levels and a diagram showing light <br />spillover.
