REPORT <br />To the Honorable Mayor and City Council <br />From the City Manager <br /> <br />February 13, 2017 <br />SUBJECT <br />Parcel map and associated agreements for the development at 1629 Main Street <br /> <br />RECOMMENDATION <br />1. By motion, approve the Parcel Map for lot merger at 1629 Main Street; <br />2. By motion, approve and authorize the City Manager to execute an Improvement <br />Agreement with Butler Realty III, LLC; <br />3. By motion, approve and authorize the City Manager to execute a Landscape <br />Maintenance Agreement with Butler Realty III, LLC; <br />4. By motion, approve and authorize the City Manager to execute a Stormwater <br />Treatment Measures Maintenance Agreement with Butler Realty III, LLC <br /> <br />BACKGROUND <br />The project is a 4-story, 37,207 square foot (s.f) mixed use building with 24,719 s.f. of <br />office space, and two apartments. On August 16, 2016, the City Council approved the <br />Tentative Parcel Map (TM2015-005) and Architectural Permit (AP2015-122). The site <br />formerly was 10 separate parcels that included a vacant building site, a building site <br />with a 4,400 s.f. building, a vacant parcel, and portions of Hancock Street, Spruce <br />Street, and Buckeye Street that were vacated by the City in December 2016. The <br />developer is scheduled to have purchased and closed on all properties, including <br />properties that were previously owned by the City of Redwood City and Caltrans, the <br />week of February 6, 2017, and is expected to own all of the subject properties before <br />February 13, 2017. <br /> <br />ANALYSIS <br />The developer’s engineer completed the parcel map, improvement plans, and <br />specifications compliant with the Subdivision Map Act, Redwood City Ordinances, City <br />Standards, and to the satisfaction of the City Engineer. The parcel map merges ten <br />existing parcels into one lot. Improvements include new sewer, storm and water <br />services, a new water main, new sidewalk per El Camino Real standards including <br />street trees and lighting. <br /> <br />The developer, Butler Realty, LLC, will post bonds in the amount of $872,507.00 as <br />required by the Improvement Agreement. The developer anticipates completion of all <br />improvements by early 2019. <br /> <br />ALTERNATIVES <br />Council may choose not to approve the parcel map and associated agreements for the <br />project. <br />6.1.G. - Page 1
