Office development under this <br />Plan shall not exceed 500,000 <br />580,010 net new square feet of <br />gross floor area. <br /> <br />On March 14, 2016, the City Council held a study session to provide initial comments on the <br />851 Main Street project as a project that would require a General Plan and DTPP amendment. <br />Given it was a study session, no specific direction was given, though individual Council <br />Members expressed their comments and concerns about proposed amendments. For example, <br />traffic and retail along Main Street were two issues that were identified. In particular, the <br />comments focused on the timing of this project and the Citywide Transportation Plan. Since that <br />time, the Citywide Transportation Plan has started, and traffic study associated with this <br />proposal has started as well. If the Council were to initiate this request, relevant information <br />from the Citywide Transportation Plan (such as traffic counts from recent developments) as well <br />the project traffic study will be completed prior to the consideration of this project by the <br />Planning Commission and Council. <br />It is also important to note, that on February 13, 2017, the Council discussed the status of the <br />DTPP. Some Councilmembers expressed some interest in DTPP amendments specifically to <br />support the City’s goals for downtown Redwood City, such as Main Street revitalization. <br />Furthermore, all Councilmembers relayed their expectation that community benefits should be <br />8.A. - Page 4
