851 MAIN STREET <br /> <br /> <br /> <br /> <br /> <br /> <br /> P:\Acclaim\851Main\10004001\Admin\Project Description - Current\851 Main Street - project description 15_0805.doc <br /> <br /> <br />399 Bradford Street Redwood City, California 94063 Tel 650-364-6453 Fax 650-364-2618 www.des-ae.com <br /> <br /> <br /> <br /> <br />851 Main St. Project Description <br />Revised – August 5, 2015 <br /> <br />Project Goals <br />The development team envisions a state-of-the-art, neoclassical, mixed-use <br />office and retail building that will be an initial step to restoring the prominence of <br />the Main Street corridor within the historic Downtown of Redwood City. <br /> <br />Specific goals of the project are: <br /> <br />- Construct a transit-oriented, mixed-use, office and retail development <br />which capitalizes on its close proximity to the Redwood City train station <br />- Provide human-scale, pedestrian friendly street frontage that reflects the <br />scale of the corridor <br />- Reinforce the Main Street corridor as an integral part of the Downtown <br />core area through active retail, restaurant and office uses <br />- Provide technology start-ups and/or professional services companies with <br />vibrant office space within short walking distance of downtown multifamily <br />housing, amenities and public transit opportunities <br />- Revive Walnut Street with the removal of a blighted warehouse <br />- Reinforce and complement historic Main Street with traditional <br />neoclassical structure <br />- Preserve a historical resource at 851 Main Street <br />- Incorporate extensive setbacks from Main Street creating a tiered and <br />stepped structure to minimize massing <br /> <br /> <br />Existing site conditions <br />The existing project site consists of four (4) parcels; the table below provides <br />addresses and Assessor’s Parcel Numbers (APN) for each of the parcels. <br /> <br />Address APN <br />851 Main Street 053-233-12 <br />855 Main Street 053-233-11 <br />860 Walnut Street 053-233-07 <br />No address 053-233-06 <br /> <br />8.A. - Page 9
