851 MAIN STREET <br /> <br /> DES Project No. 10004.001 <br /> Project Description <br /> August 53, 2015 <br /> Page 2 of 10 <br /> <br /> <br /> <br /> <br />DES Architects + Engineers, Inc. <br /> <br />The combined project site is roughly 0.64 acre and is bounded to the north and <br />south by existing buildings, to the west by Main Street and to the east by Walnut <br />Street. There are four one-story buildings on site and they will be demolished, <br />with the exception of the façade and exterior walls of one historical building (851 <br />Main Street). Existing uses include restaurants, warehouses and service-retail. <br />Total building area is roughly 16,500 sq. ft. <br /> <br />Proposed Project – site design, parking and vehicular access <br />The project as envisioned, is an 86,910 sf, 4 story office building located at 851 <br />Main St on a 28,068 sf parcel which extends through the block to have a frontage <br />also on Walnut St. The building also incorporates approximately 64’ of frontage <br />of an historical building at 847 - 849 Main St. The project will have its major <br />entrance on Main St. and will have a smaller, secondary, employee entrance on <br />Walnut Street. The 4 story building will be over two levels of underground parking <br />with a total capacity of 215 spaces (valet parking). The overall parking ratio is 2.5 <br />cars / 1000 sf provided on-site in the garage. Access to the parking garage is at <br />the south end of the Walnut St. frontage. <br /> <br />The site is constrained by limited site area and land surface. To create an <br />economically-viable office building project that appeals to the future tenants, the <br />project looks into more creative and user-friendly parking solutions. These <br />include (i) building 2-levels of basement parking, (ii) adopting a valet parking <br />system. The project sponsor will hire parking assistants to facilitate valet parking. <br />With this, the amount of parking available to the tenants and to the general public <br />is maximized. <br /> <br />The project intends to open the parking basements (215 cars) to the public at <br />evening and during weekends. Arrangement will be made with the City to <br />facilitate the shared parking use. In-lieu fees will be paid for the parking balance <br />to meet 3/1,000 parking ratio. <br /> <br />Building Design, Materials and finishes <br />Massing for the building is lower along Main St. to comply with the requirements <br />of the downtown plan and gradually steps up to the 4 story height along Walnut <br />Street. <br />8.A. - Page 10
