851 MAIN STREET <br /> <br /> DES Project No. 10004.001 <br /> Project Description <br /> August 53, 2015 <br /> Page 3 of 10 <br /> <br /> <br /> <br /> <br />DES Architects + Engineers, Inc. <br /> <br />This stepped massing incorporates several exterior patio areas that look outward <br />toward Main St., thereby allowing for office spaces to spill out onto the terraces <br />and create a more dynamic sense of activity to help invigorate Main St. <br />Along the side property lines adjacent to existing buildings, the building is <br />stepped back just over 5’ to allow for window openings to create more natural <br />light for the office floors. These setbacks and steps in massing give the building a <br />much smaller sense of scale and help the building fit into the texture and scale of <br />the adjacent existing uses along Main Street. <br /> <br />The building is designed in a modern interpretation of neoclassical style. The <br />building does not attempt to imitate the historical storefronts along Main St, but <br />rather be compatible with an obvious deviation to preserve the distinct <br />individuality of the historical frontages. 75% of the existing 851 Main Street will <br />be retained, including the 64’ historical building frontage along Main St. Portions <br />of the side and rear walls of that building will be engulfed within the new building <br />construction. The roof of the historical building will be removed and replaced with <br />new roof / floor construction. <br /> <br />The project will be steel frame construction with primarily exterior cement plaster <br />exterior skin. Accents of some natural stone and other natural materials may be <br />incorporated to help invigorate the street frontages. <br /> <br />The underground parking garage will be of concrete construction, although the <br />seismic system will be steel moment frame construction. <br /> <br />Proposed Uses <br />The project is intended to be office and retail use, likely Tech office or standard <br />office uses with ground floor retail. The current plan allows for 6,900 sq. f.t. space <br />for retail tenants. The typical hours of operation for the office type uses would be <br />approximately 8 AM to 6PM, Monday thru Friday, with occasional longer hours as <br />work needs require. Overall population of the building may be at approximately <br />200-250 sf per employee, or approximately 350-400 employees, although, the <br />exact numbers will not be known until a tenant and tenant type is identified. <br /> <br /> <br /> <br />8.A. - Page 11
