Standards <br />b. Office development under this Plan shall not exceed 500,000 net new <br />square feet of gross floor area. <br /> <br />Justifications <br />1. The project is compatible with the adjacent uses along both Main and <br />Walnut Streets. The project’s human scale, texture, tiering, and colors <br />augment and respond to the existing character zone of Main Street and <br />Historic Downtown to create the intended visual effect intended by the <br />authors of the DTPP. The resulting construction will enliven, extend and <br />enrich the pedestrian friendly neighborhood. The project will incorporate <br />new sidewalks along both street frontages, as well as introducing new <br />street trees, coordinated with the city’s downtown plan. The overall design <br />of the building complies with the requirements of the downtown plan and <br />the requirements related to the historical buildings along Main Street. <br /> <br />2. The building will incorporate utility services into interior spaces accessed <br />from primarily Walnut Street, and will be discretely incorporated into the <br />architecture. <br /> <br />3. The office uses intended for this building will be compatible with adjacent <br />uses along both Main St. and Walnut St. This new building will be primarily <br />daytime use and will not typically generate any operational noise that <br />would be detrimental to the character of the neighborhood.
