851 MAIN STREET <br /> <br /> DES Project No. 10004.001 <br /> Project Description <br /> August 53, 2015 <br /> Page 5 of 10 <br /> <br /> <br /> <br /> <br />DES Architects + Engineers, Inc. <br /> <br />4. Along both street frontages, this new mixed-use building will embrace the <br />character of the district. The structure will be a new human scale member <br />of the Main Street Corridor that will significantly enhance the appeal of <br />Main Street as a walking street. Coupled with the major pedestrian access <br />directly across Main Street, and leading to the city owned City Hall parking <br />lot, there will be a new pedestrian energy in this area that will help <br />revitalize the retail uses along Main Street and in this neighborhood. <br /> <br /> <br />· Main Street sidewalk width <br />Deviations from DTPP <br />The project shall retain the width of existing sidewalk on Main Street adjacent <br />to the building, which is currently 10’-3”. DDTP requires this sidewalk (a <br />Downtown Core Street) to be a minimum of 12 feet wide. Therefore, the <br />project deviates from the following DDTP regulation: <br /> <br />Section 2.4.3 Corridor Type Public Frontage Regulations <br />B) Downtown Core Street <br />1. Standards <br />b. All sidewalks to be a minimum of 12 feet wide. <br /> <br />Justifications <br />1. The existing building at 851 Main Street (or 847 – 849 Main Street, <br />assessor’s parcel numbered 053-233-120) has been identified as a <br />historic resource per Historic Resource Preservation Regulations Map of <br />the Downtown Precise Plan (Page 30). The proposed development will <br />preserve the historic façade of 851 Main Street building to comply with <br />Section 2.1.3 Additions or Modifications to Historic Resources (AMHR) <br />Regulations, DD. In order to achieve this compliance, the project will have <br />to maintain the width of existing sidewalk on Main Street adjacent to the <br />project. <br /> <br />2. The main portion of sidewalk (on Main Street) between Broadway and <br />Stambaugh Street is measured as 10’-3”. The project intends to maintain <br />the continuity of existing sidewalk width and pattern without creating a <br />special condition for the project. <br /> <br /> <br />8.A. - Page 13
