Existing curb would have to be adjusted to create a 12 feet wide sidewalk, <br />which effectively reduces the width of the drive lanes on Main Street. <br /> <br />4. The project shall comply with all other requirements of Sections 2.4.2 and <br />2.4.3 B) Downtown Core Street and C) City Street, regarding public <br />frontage encroachment, street lights and trees. By doing do, the project is <br />compliant with one of the methods listed in Section 2.4.2 A) Public <br />Frontage Provisions – Standards <br /> <br />(b) With the exception of tenant changes, all projects shall be required to <br />bring adjacent sidewalk conditions info conformance with the Public <br />Frontage Regulations in Section 2.4.3 for the appropriate corridor type as <br />design on the Public Frontage Map. <br /> <br />Width Exempted: The developed shall not be required to move the curb <br />or set their building back in order to satisfy the Public Frontage Provision <br />requirement, however all other requirements in this Section, such as trees <br />and lighting, shall be met. <br /> <br />5. Per DTPP Section 2.5 Building Placement and Landscaping regulations <br />(Page 69), there is no front setback requirement for Main Street <br />(Downtown Core Street). Therefore, the project does not have any private <br />frontage or setback requirement to create a 12’ wide sidewalk. <br /> <br />Section 2.4.2 A) Public Frontage Provisions – Standards <br /> <br />Setback: In addition to installing all elements necessary to satisfy the <br />standards in this Section, the Developer shall set the building back as far <br />as necessary to achieve the sidewalk width required of the applicable <br />Corridor Type, with the exception that such setback will not be permitted <br />or required to exceed the maximum setbacks set forth in Section in 2.5. In <br />this case, part of the Private Frontage area may also satisfy the Public <br />Frontage requirements of this section. The Set Back method shall not be <br />required if it necessitates the demolition of existing structures which as <br />within the necessary setback area, and which are not intended to be <br />removed as part of the proposed project <br /> <br /> <br /> <br />8.A. - Page 14
