The project intends to preserve the existing historic façade of 851 Main <br />Street building, 75% of the exterior walls, and complies with the setback <br />requirement of Section 2.1.3 Additions or Modifications to Historic <br />Resources (AMHR) Regulations, DD. Therefore, the majority of the new <br />building or massing (4-story portion) is pushed back to the Walnut Street <br />parcels. Per DTPP Section 2.7 Building Height and Disposition <br />Regulations Chart (Page 87) and Section 2.7.4 Building Disposition Type <br />Regulations D) Specialized, these are 5-story zones with which <br />“specialized” building disposition type is permitted at the discretion of <br />Planning Manager/Designee. <br /> <br />2. The L-shaped site is relatively small (0.64 acres) for downtown office <br />development. The project is intended to be one-building with varying <br />heights across the 3 and 5-story zones. <br /> <br />3. The project proposes to have ground-floor retail at the historic façade <br />portion of the new building on Main Street.
