851 MAIN STREET <br /> <br /> DES Project No. 10004.001 <br /> Project Description <br /> August 53, 2015 <br /> Page 9 of 10 <br /> <br /> <br /> <br /> <br />DES Architects + Engineers, Inc. <br /> <br />and proposed condition 30-year recurrence interval storm event. A dual pump <br />system is used to regulate flow out of the detention tank for the Walnut Street <br />drainage basin. The first pump discharges from the site at the existing condition <br />10-year storm event rate, the second pump is utilized when the storage between <br />the existing condition 10-year and proposed condition 30-year storm is exceeded <br />and an increase in the discharge rate is necessary. <br /> <br />Storm water Treatment: The Countywide Program’s C.3 Regulated Projects <br />Checklist and Special Projects Worksheet indicated that it is infeasible to treat <br />the site entirely with Low Impact Development (LID) treatment. The site was <br />divided into two (2) drainage areas, with 75% (Walnut Street) flowing into a <br />treatment vault (incorporated with the above mentioned detention system) and <br />the remaining 25% (Main Street) flowing to the flow-through planters on the <br />second story patio. <br /> <br />Utilities <br />Existing Utilities: The project proposes to abandon existing joint trench, water <br />and sewer services to the existing buildings. <br /> <br />Domestic Water: A new domestic water service is proposed for 851 Main Street. <br />The domestic service will be supplied by the existing 16-inch water main in <br />Walnut Street. An additional new domestic water service is proposed for future <br />connection to the recycled/reclaimed water main, to meet dual plumbing <br />requirements, once the infrastructure is in place. The new backflow preventer <br />shall be housed within the proposed building. <br /> <br />Irrigation Water: A new irrigation water service is proposed for 851 Main Street. <br />The irrigation service will be supplied by the existing 16-inch water main in <br />Walnut Street. The irrigation service is intended to be transferred over to the <br />recycled/reclaimed water main once the infrastructure is in place. The new <br />backflow preventer shall be housed within the proposed building. <br /> <br />Fire Sprinkler: A new 6-inch fire service is proposed for 851 Main Street. The <br />new service will be supplied by the existing 16-inch water main in Walnut Street. <br />The new backflow preventer and fire department connection shall be housed <br />within the proposed building. <br />8.A. - Page 17
