31 <br /> <br />1409 El Camino Real, and was recently updated to address CEQA Guidelines section <br />15183.3, referenced below. The DTPP EIR evaluated potential impacts for net new <br />development, including 2,500 residential units, 500,000 sq. ft. of office, 100,000 sq. ft. of <br />retail, and 200 hotel rooms. The proposed project would bring the total number of net <br />new dwelling units approved under the DTPP to 1,934. The Initial Study checklist <br />confirmed that the proposed project would not result in any new environmental impacts <br />or substantial increase in the severity of any previously identified environmental impact <br />beyond those previously identified in the DTPP EIR. Nor would the project require new <br />mitigation measures beyond those identified in the DTPP EIR and adopted upon <br />approval of the Downtown Precise Plan. In addition, the project is consistent with the <br />Downtown Precise Plan, as discussed herein, and there are no project-specific <br />environmental effects which are peculiar to the project or the site. Thus, no further <br />environmental review is required, pursuant to sections 15162, 15163, 15164, 15168, <br />and 15183 of the CEQA Guidelines. Finally, the scope of environmental review may be <br />limited pursuant to section 15183.3 of the CEQA Guidelines, as further explained in the <br />Initial Study. <br /> <br />PUBLIC NOTIFICATION <br />A public hearing notice was sent to property owners and occupants within a 300-foot <br />radius from the subject properties, published in the San Mateo Daily Journal <br />newspaper, and posted on the City’s website and on the City Hall bulletin board 10 days <br />prior to the public hearing. Pursuant to Section 2.0.3-D of the DTPP, a notice was <br />posted on the Project’s publicly-accessible frontages 10 days prior to the public hearing. <br />In addition, the public notice was emailed to interested parties.
