<br />The proposed building height would be 83' 4" below the cornice and 93' 4" at the top of
<br />the rooftop mechanical equipment enclosure (Plan Sheet A4.1, 9/30/16). The building
<br />heights conform to the DTPP Building Height and Disposition Regulations (Downtown
<br />Precise Plan Section 2.7). Building materials would include brick veneer and stucco in
<br />earth color tones, with discrete building projections, canvas and glass awnings, a glass
<br />wall in front of the rooftop terrace, and other façade elements (Plan Sheet A7.0,
<br />4/28/16).
<br />Two City streetlights would be relocated and either refurbished or replaced, per DTPP
<br />guidelines: one near the west side of the lobby entrance on El Camino Real, and one near
<br />the southwest corner of the building near the alley, also on El Camino Real (Plan Sheet
<br />L-1, 4/29/16). Proposed new streetlights include eight twin-head acorn style streetlights
<br />along El Camino Real, and six contemporary lantern style streetlights-two along Franklin
<br />and four along Diller (Plan Sheets L-1, 4/26/16, and TM-4, 4/28/16). Sidewalk widths
<br />would be a minimum of 12 feet along Diller and Franklin, and 18 feet along El Camino
<br />Real (including a five-foot planting strip for street trees) (Plan Sheet TM-4, 4/28/16). In
<br />addition, six existing on-street parallel parking spaces along Franklin would be replaced
<br />by four parallel parking spaces; six existing on-street parallel parking spaces along Diller
<br />would be replaced with 14 diagonal parking spaces; and five existing on -street parallel
<br />parking spaces along El Camino Real would be replaced by 10 parallel parking spaces
<br />(Plan Sheets TM-3 and TM-4, 4/28/16).

<br />The building would also include:

<br /> Common resident entries on El Camino Real, Diller, and Franklin Street, and two
<br />parking garage entrances (one along Franklin Street and the other on an alley off El
<br />Camino Real);
<br /> An approximately 2,500 square-foot lobby/leasing office (on El Camino Real) and an
<br />approximately 200 square-foot lobbies (on Diller and Franklin Street);
<br /> A fitness room (2,200 square feet), a club room (1,809 square feet), a common room
<br />(697 square feet), and a business lounge (392 square feet);
<br /> An approximately 11,500 square-foot courtyard on the podium level (second floor) in
<br />the center of the building, with wood decking and moveable furnit ure, a screen
<br />planting/backdrop, fireplace with TV mounted above, soft seating area, game court,
<br />ping pong table, planters and landscaping, and other amenities; and
<br /> An approximately 3,000 square-foot rooftop terrace with a pool, spa, lounge chairs
<br />with side tables, landscaping, a green wall, and other amenities.

<br />The project would require demolition of six existing one- and two-story buildings: an
<br />approximately 5,400 square-foot1 office building, a 5,000 square-foot auto body shop, a
<br />2,000 square-foot gym equipment store (with adjoining hair salon), a 2,500 square -foot
<br />veterinary hospital, and vacant office buildings with one residential unit (1- and 2-stories)
<br />totaling 1,800 square feet, plus 71 parking spaces throughout the site. (Applicant PRC

<br />Newly landscaped streetscape area would total 700 square feet. The project would
<br />require removal of all 22 trees on the project site plus eight street trees. Eighteen of the
<br />trees qualify as “protected” under the City's tree preservation ordinance (including the
<br />eight street trees). The project proposes 32 new street trees: 12 along Franklin (five
