Licensor shall cooperate with Licensee, but at no <br />expense to Licensor, in Licensee's efforts to obtain such permits and approvals; <br />6.2.4 Licensee shall not permit any liens to be attached to Licensor or to <br />the Project arising out of Work performed by or on behalf of Licensee; <br />6.2.5 Prior to commencing any Work, Licensee shall give at least <br />twenty-four (24) hours prior notice to Licensor (except in the case of emergency, in which case <br />Licensee shall give notice as soon as reasonably practical). Excluding emergency situations, any <br />Work that requires Licensee's entrance into the premises of any occupant of the Project shall be <br />done only with the prior approval of both the occupant and Licensor. <br />6.2.6 Licensee shall notify Licensor in writing prior to using or storing <br />upon the Project or License Area any materials designated or regulated as toxic or hazardous <br />under applicable Laws, which use or storage shall be subject to Licensor's prior written approval. <br />If approval is granted, Licensee shall use, store, remove and dispose of all such materials in <br />compliance with applicable Laws. <br />6.3 Licensee may contract or subcontract any portion of the Work to be <br />performed pursuant to this Agreement to contractors or subcontractors reasonably acceptable to <br />Licensor, provided, however, that Licensee shall not be relieved of liability for any of its <br />obligations under this Agreement and any such contractor or subcontractor shall be subject to the <br />access restrictions set forth herein. <br />7. Licensee's Covenants. Licensee hereby covenants and agrees to keep the <br />Equipment in good order, repair and condition throughout the Term and upon removal of the <br />Equipment, promptly and adequately repair all damage to the License Area or the Proiect caused <br />by Licensee to the condition existing immediately prior to the installation of the Equipment, <br />other than ordinary wear and tear consistent with proper maintenance and repair by Licensee of <br />its Equipment and the License Area. <br />8. Representation and Warranties of Licensee. Licensee represents and warrants <br />that it is authorized to execute, deliver and perform under this License Agreement. This <br />Agreement constitutes the valid and binding obligation of Licensee. Licensee agrees and <br />acknowledges that it has no right, title or interest in or to the Project and the License hereby <br />granted does not grant any estate or any real property interest in the License Area or the Project. <br />9. Eanipment Relocation. Licensee warrants that the Equipment will not cause <br />measurable interference with the radio signals of any transmitting or receiving equipment <br />presently installed at the Project. Licensee shall make commercially reasonable efforts to <br />operate the Equipment in a manner that shall not interfere with roof mounted equipment installed <br />at the Project. Licensor shall not be liable to Licensee for any interference with the operation of <br />the Equipment caused by another tenant, licensee, occupant or any other party in or on the <br />Project.
