Page 3 of 27 <br /> <br />the guideline recommendation for the minimum rear yard size of 800 square feet <br />(described in Table 2 below); or (2) include more open space, and/or create a design <br />that allows most of the units to have access to light and air. Based on the AAC’s <br />recommendations, the applicant revised the Project to increase the size of the rear yard <br />from 480 square feet to 625 square feet. The applicant stated that this was the <br />maximum size that could be accommodated without any loss of units. During Staff’s <br />review of the revised plans, five additional deviations related to the newly proposed bay <br />windows and the window inset depths were identified. <br /> <br />On December 1, 2016, the revised plans were reviewed by the AAC at which time the <br />AAC voted 3-0 to recommend approval of the five new deviations related to the bay <br />windows and window inset depths, and to again deny the rear yard size deviation. The <br />AAC commented that only three of the twenty units have private patios and there is no <br />common open space, and recommended that the applicant revise the project to either <br />meet the 800 sq. ft. Rear Yard Size guideline and make it common open space (but not <br />necessarily requiring the 20-foot minimum dimension), provide common open space <br />elsewhere (e.g. rooftop patio), or provide private open space for the majority of the units <br />(e.g. balconies). <br /> <br />In summary, the AAC recommended approval of fourteen of the fifteen total guideline <br />deviations that were requested.
