The subject of building height and Appellant’s contentions are <br />further addressed in the CEQA analysis section later on in this report. <br /> <br />Similarly, the DTPP has identified specific locations at which the tallest mass of a <br />building must be located at the designated corner. These locations are indicated on the <br />DTPP Building Height Map by black lines that wrap around both sides of identified <br />parcel corners. These locations were designated to “emphasize the importance of these <br />locations and create attractive terminated vistas.” (DTPP, p. 86) As can be seen on the <br />Building Height Map, the Project site is not one of the 12 designated corners, and thus <br />the Project is not subject to the maximum corner height regulations. <br /> <br />Figure 1. DTPP Height Regulations Map <br /> <br /> <br />Jefferson Avenue is identified in the DTPP as being of the City Street Corridor Type. <br />The front setback is defined in the DTPP as the distance from the back of sidewalk line <br />to the primary building façade. For City Streets the DTPP specifies a minimum front <br />setback of 0-feet, and a maximum of 10-feet. The Project is designed with a zero <br />setback along the full Jefferson Ave. frontage, which complies with the DTPP setback <br />regulations. In fact, three of the four other buildings on the same side of the block as the <br />Project Site <br />8.A. - Page 15
