<br /> CGM: sw: 4/24/7 8R <br /> ( 1) A statement that an application is proposed <br /> to be filed with the City for a Condominium <br /> Permit authorizing the conversion of such <br /> building or structure to a project; <br /> (2 ) A statement that the tenant has the following <br /> rights, benefits and privileges; <br /> (i) The irrevocable right and option to <br /> purchase the unit which such tenant <br /> is renting or leasing prior to offering <br /> said unit to any other person, or to the <br /> public in general, at the same price, and <br /> upon the same terms and conditions, as <br /> said unit shall be offered to any other <br /> person or to the public in general. Said <br /> right and option shall be effective, <br /> irrevocable, and exclusive for not less <br /> than 90 days after commencement of sales <br /> of units in the project to the public in <br /> general, or issuance of the final report <br /> of the California Real Estate Commissioner <br /> relating to such project, whichever occurs <br /> later. <br /> (ii) The right to terminate any lease or rental <br /> agreement, without any penalty whatsoever, <br /> pursuant to the notice of intention to <br /> apply for a Condominium Permit if such <br /> tenant notifies the developer in writing <br /> 30 days in advance of his intention to <br /> terminate such lease or rental agreement. <br /> (iii) The right to remain in the apartment or <br /> unit such tenant is occupying for 120 days <br /> after notice of intention to apply for a <br /> Condominium Permit has been given to said <br /> tenant, if such tenant determines not to <br /> exercise the right to purchase described <br /> in subsection (i) of Section 30.137 (c) (2). <br />(d) A report from the Building Department, Fire Depart- <br /> ment, and Zoning Administrator as to whether the <br /> project complies, and the extent or degree of <br /> compliance, with current provisions of the City's <br /> Building Regulations, Fire Codes, and the zoning <br /> Ordinance. <br />(e) A report from the Building Department, Fire Depart- <br /> ment, and Zoning Administrator as to whether the <br /> project complies, and the extent or degree of <br /> compliance, with the provisions of the City's Building <br /> Regulations, Fire Codes, and the Zoning Ordinance <br /> in existence as of the date of the issuance of the <br /> building permit for the construction of any building <br /> which is a part of such project. <br /> -7- <br /> T·· <br />
