Permittee shall, subject to complying with all <br />zoning and planning laws and regulations, be allowed to sell art <br />objects created at the Premises. Permittee shall not allow to be <br />sold or permit to be kept, used or sold in or about the Premises, <br />any article which may be prohibited by insurance carriers for <br />Permittee and City, the policy issued to insure the said <br />Premises, and State, Federal and Municipal laws. <br /> 3. TEMPORARY NATURE OF OCCUPANCY. Permittee is aware that <br />occupancy of the Premises under this Revocable Permit is <br />temporary in nature. Permittee has been made aware that the City <br />intends to tear down the Premises in the near future. The City <br />or any of its agencies or departments shall in no way be <br />responsible for relocation costs or benefits or for assisting in <br />any way Permittee or any of the occupants in locating a new site <br />upon revocation of this Revocable Permit. In the event that any <br />of the persons authorized by Permittee to occupy and use the <br />Premises ("Occupants" ) fail to vacate the Premises pursuant to <br />the terms and conditions of this Revocable Permit, Permittee, in <br />addition to having the duty to vacate the Premises and cause the <br />Premises to be vacated by the Occupants, shall indemnify the City <br />for all costs, fees, damages (including attorney's fees and <br />costs) to which City may be subjected by reason of said use and <br />occupancy of the Premises. <br /> 4 .
