<br /> (1) Visual and Envircnment.al ITQpact.. Lessee <br /> shall use its best efforts to make any Improvements on the Leased <br /> Premises aesthetically pleasing and environmentally neutral. <br /> Notwithstanding the foregoing, Lessor reserves the right to <br /> require that reasonable measures be undertaken to improve the <br /> visual or environmental impact of any proposed improvement or <br /> alterations of the Leased Premises. <br /> (2) Construct.ion Schedule. Lessee shall deliver <br /> to the Lessor for the Lessor's approval a time schedule setting <br /> forth in detail a description of the Improvements and all steps <br /> for construction of the Improvements, and Lessee's best estimate <br /> of the date upon which each step shall be substantially <br /> completed. The Lessor's approval, which shall not be <br /> unreasonably withheld, or disapproval of the schedule shall be <br /> communicated to Lessee in the manner provided for the giving of <br /> notice herein and any disapproval shall be accompanied by a <br /> specification of the grounds for disapproval. <br /> (3) protect.ion of Adjacent Property. Indemnit.y of <br /> t.he Lessor. Lessee shall protect Lessor's property against <br /> damage resulting from the performance of any work undertaken by <br /> Lessee or Lessee's agents, employees, contractors, or assigns, <br /> and shall indemnify the Lessor against all liens or liability in <br /> any way arising out of the performance of the work or the <br /> furnishing of labor, services, materials, supplies, equipment or <br />. , <br />. , power in connection therewith. <br /> (4) Insurance.
