Draft IHSP: Inner Harbor -2 land area is smaller than Current and Proposed land area in that the <br />IHSP did not include all parcels included in the "Current General Plan" column or the parcels <br />proposed for development by Jay Paul Company. <br />2. Proposed General Plan area is larger than Current General Plan area in that Stein Am Rhein Court <br />would be transferred to Jay Paul Company, upon approval by Council. <br />3. Draft IHSP allowed floor area and height bonuses upon providing specific community benefits. <br />The current General Plan land use designation of Industrial -Light provides areas for <br />low -intensity industrial uses with a maximum floor area of 0.75 and maximum height of <br />three stories. The Industrial -Port Related land use provides an area for heavy industrial <br />activities, materials, transport, and storage. The applicant requested General Plan land <br />use designation of Commercial -Office Professional/Technology provides opportunities <br />for small and large-scale professional offices, office complexes and campuses with a <br />maximum floor area of 1.0 and maximum height of up to eight stories with a coordinated <br />master plan. <br />The initiation of the General Plan amendment does not approve the amendment nor <br />guarantee future project approvals. It is the first step in moving the application toward <br />the project review process. <br />NEXT STEPS <br />If the City Council initiates the General Plan Amendment, the project review process will <br />commence. This includes preparation of an Environmental Impact Report with public <br />review and comment and future consideration of all project components by the Planning <br />Commission and City Council. <br />
