. . � <br />ANALYSIS <br />As described in its letter dated July 10, 2017 (Attachment 4), the Jay Paul Company <br />requests that the City Council initiate a General Plan Amendment for the sites shown in <br />Attachment 2 from Industrial -Light and Industrial -Port Related to Commercial -Office <br />Professional/Technology. Jay Paul Company would also request a Zoning Map <br />Amendment from Industrial Restricted and General Industrial to Commercial Park. The <br />City Council is not required to initiate the Zoning Map Amendment. <br />Pursuant to Redwood City Municipal Code Article XI, Section 18.60, amendments to the <br />General Plan may be initiated by Resolution of Intention by either the Planning <br />Commission or City Council. If initiated by the City Council, staff will proceed with the <br />project review process including preparation of an Environmental Impact Report (EIR). <br />The EIR and General Plan Amendment, together with a Zoning Map Amendment and <br />the project entitlements, would be considered at a future date by the Planning <br />Commission for a recommendation to the City Council. <br />The applicant proposes to demolish the existing buildings and construct a new office <br />campus. The conceptual plan includes 1,179,747 square feet of office/amenity space <br />within four, seven -story buildings with surface parking, two parking structures, and <br />significant landscape improvements (see site plan, Attachment 5). The properties are <br />currently zoned Industrial -Restricted (IR) and General Industrial (GI) with a General <br />Plan Land Use Designation of Industrial -Light (LI) and Industrial -Port Related (IP). The <br />applicant requests the City Council initiate a General Plan Amendment to designate the <br />site Commercial Office Professional/Technology.
