<br /> Page 10 <br /> P ART III <br /> FINANCIAL OBLIGATIONS <br />1. LICENSE FEES. In exchange for the consideration of the public benefits that are derived from <br />the public library service provided by the City, City shall not be required to pay any license fees to <br />the County during the term of this Agreement. <br />2. COST OF UTILITIES, County agrees to pay for installation of the electric and gas service meters <br />to the Ubrary. City agrees to pay for its electrical, gas, and telephone service directly to the utility <br />provider. City agrees to pay to County 12% (12% is City's proportionate share based on area <br />occupied in the building) of all other utility charges including sewer, water and garbage collection <br />service. County will bill City for said services on a quarterly basis and City shall pay said bill to <br />County within thirty (30) days of receipt of the bill. <br />3. COST OF JANITORIAL SERVICES. City agrees to reimburse County for the cost of janitorial <br />services provided to the Library and public common areas as set forth in Part II, Section 5 of this <br />Agreement. City's obligation for the cost of janitorial services include those services provided to the <br />Library and 12% (12% is City's proportionate share based on area occupied in the building) of the <br />services provided to the public common areas. <br />City shall have the right to determine the level of janitorial services provided to the Library. <br />In the event of failure of County to furnish janitorial services to the Library in a satisfactory manner <br />to City, City may furnish the same at its cost. City shall have the option, upon ninety (90) days <br />written notice to County, to provide its own janitorial services to the Library directly through <br />employees or independent contractors. In no event shall City have the right to furnish janitorial <br />services to the public common areas. <br />If City elects to provide janitorial services to the Library, County shall reduce the charges set <br />forth hereinabove to include 12% of the common area only. City shall be responsible for all janitorial <br />costs incurred by County up to the effective date of termination of County janitorial services provided <br />to the Library. Any prepaid amounts for janitorial services shall be refunded to City. <br />4. COST OF REPAIRS AND MAINTENANCE.
