<br /> 15. HOLDING OVER. If Lessee remains in possession of the Leased Premises or <br /> any part thereof after the expiration of the term or option term hereof, such occupancy shall be a tenancy <br /> from month to month with all the obligations of this Lease applicable to the Lessee and at a monthly rental <br /> obligation of one hundred fifty percent (150%) ofthe per month rental in effect at the time of expiration. <br /> 16. OUIET POSSESSION. Upon Lessee paying the rent for the Leased Premises <br /> and observing and performing all of the covenants, conditions and provisions on Lessee's part to be <br /> observed and performed hereunder, Lessee shall have quiet possession of the Premises for the entire term <br /> of the Lease, including any extensions thereof. <br /> 17. EASEMENTS. Lessor reserves to itself the right, from time to time, to grant <br /> such easements, rights and dedications that Lessor deems necessary or desirable, and to cause the <br /> recordation of Parcel Maps and restrictions, so long as such easements, rights, dedications, Maps and <br /> restrictions do not materially interfere with the use of the Leased Premises by Lessee. Lessee shall sign <br /> any of the aforementioned documents upon request of Lessor, and failure to do so shall constitute a <br /> material breach of this Lease. <br /> 18. CONFIDENTIAL INFORMATION. In connection with this Lease, and in <br /> connection with Lessor's access to the Leased Premises under the terms of this Lease, Lessee has or will <br /> disclose to Lessor certain information which is non-public, confidential and/or proprietary in nature, <br /> including, without limitation, Lessee equipment specifications, equipment configuration, frequencies in <br /> use and schedules of operation. Such information, together with the terms and conditions of this Lease, <br /> and any studies or documents prepared in connection with this Lease which contain or otherwise reflect <br /> such information, are referred to in this Lease as "Confidential Information". Lessor shall not disclose the <br /> Confidential Information to any third party without the express written authorization of Lessee; provided, <br /> however, that Lessor may disclose the Confidential Information (a) as required by law, (b) in confidence, <br /> to legal counsel, technical consultants, financing sources and prospective purchasers of the Emerald Lake <br /> Hills Water Tank Property all with a need to know such information; or (c) as required by law in <br /> connection with the enforcement of this Lease. Notwithstanding the foregoing, any information made a <br /> matter of public record through recordation of a Memorandum of Lease, or similar document, shall not be <br /> regarded as Confidential Information. <br /> 19. GENERAL PROVISIONS. <br /> 19.01 Severability.
