shall be deemed to be a single use, and shall not be <br />deemed 'uses in addition to those otherwise permitted <br />in the district' as that term is used in subparagraph (c) <br />below. Such single use may be permitted in any district <br />where residential uses are permitted, subject to the <br />limitations of subparagraph (d) below. <br />"(c) Notwithstanding any regulation otherwise <br />applicable under the basic district zoning, uses in <br />addition to those otherwise permitted in the district <br />shall be permitted provided that all of the following <br />conditions are complied with: <br />"(1) That the area subject to the planned develop- <br />ment permit contain an area of at least ten <br />acres. <br />"(2) That the Council determines and finds that <br />the predominant use in the proposed develop- <br />ment will be a use that is permitted in the <br />basic district in which located, and that the <br />proposed uses, in addition to those otherwise <br />permitted in the district, are an integral <br />part of the development, are complementary <br />thereto, and are intended primarily for the <br />convenience of and service to the residents <br />or occupants of the proposed development. <br />"(d) In no case shall the number of family units of <br />any residentially zoned planned development submitted and <br />approved pursuant to this article exceed the number of <br />family units which would otherwise be permitted under the <br />governing basic district designation. <br />"In no case shall the amount of usable open space of <br />any planned development submitted and approved pursuant to <br />this article be reduced below that required by the governing <br />basic district designation. The determination of the re- <br />quired amount of usable open space shall be made by the <br />Commission and approved by the Council. <br />R <br />
