By motion, approve and authorize the City Manager to execute an Improvement <br /> Agreement with Lane — Broadway, LLC and BAG-GEM Properties, LP. <br /> 2. By motion, approve and authorize the City Manager to execute a Landscape <br /> Maintenance Agreement with Lane — Broadway, LLC and BAG-GEM Properties, LP. <br /> 3. By motion, approve and authorize the City Manager to execute a Stormwater <br /> Treatment Measures Maintenance Agreement with Lane — Broadway, LLC and BAG- <br /> GEM Properties, LP. <br /> 4. By motion, approve and authorize the City Manager to execute two Hold Harmless <br /> Agreements with Lane — Broadway, LLC and BAG-GEM Properties, LP. <br /> BACKGROUND <br /> The subject commercial development project is a 4-story, 93,515 square foot mixed-use <br /> office/retail building with three levels of underground parking. The project fronts <br /> Jefferson Ave. and Broadway, with driveway access to the underground parking <br /> provided on Jefferson Ave. On February 17, 2016, the Zoning Administrator held a duly <br /> noticed public hearing and approved the Downtown Planned Community Permit for <br /> 2075 Broadway. The site formerly housed approximately 20,000 square foot of <br /> commercial space (Powerhouse Gym and several other small tenant spaces) with <br /> surface parking. <br /> ANALYSIS <br /> The developer's engineer completed the improvement plans, and specifications <br /> compliant with Redwood City Ordinances, City Standards, and to the satisfaction of the <br /> City Engineer. Improvements include the subterranean garage, new sewer, storm and <br /> water services, a new storm drain main, a new 12" sewer main, sidewalk modifications <br /> per Downtown Precise Plan standards, trees, and street lighting. Tie-backs are needed <br /> to construct the three level subterranean garage as a part of the shoring. The tie-backs <br /> will extend into the City parking lot behind 2075 Broadway, the neighboring properties at <br /> 2065 Broadway and 837 Jefferson Ave., and the public right of way along the project's <br /> property frontage on Jefferson Ave. and Broadway.
