7.A. - Page 3 <br /> storefront entry doors along the Bay Road (east) elevation. Along the north elevation <br /> the applicant proposes to install a new angled metal awning above the main <br /> entrance with a roof mounted rocketship feature and signage. A larger awning is <br /> proposed along the east elevation and a new monument sign would be located along <br /> the street frontage (within County jurisdiction). The building is proposed to be painted <br /> a light tan color, with light brown painted accent panels and purple entry doors and trim. <br /> Parking: The site plan includes a total of 38 on-site parking spaces in two parking <br /> areas. One parking area is located along the rear of the building with access via the <br /> existing driveway at Charter Street. The driveway accessing the parking spaces <br /> includes a 20' wide fire access easement along the full width of the site for the <br /> properties located at 850 Charter Street and 867 Kaynyne Street. Additional parking <br /> will be provided on the front parcel and is accessed from Charter Street and Bay Road. <br /> Proposed parking: <br /> Front parking lot (30 spaces) <br /> ADA spaces 2 <br /> Surface parking 4 <br /> Parking lifts 24 <br /> Rear parking lot (8 spaces): <br /> Surface parking 8 <br /> TOTAL PARKING 38 <br /> The applicant proposes to utilize mechanical parking lifts located on the front parking <br /> lot. The parking lifts would stack the parking on two levels (one level at grade and <br /> one level above grade) and would be utilized by staff and not visitors. The front parking <br /> area is located adjacent to the playground and drop-off and pick-up area. A sliding <br /> gate will divide the parking area and playground area when the playground is in use <br /> and this parking area would be accessed from Bay Road. Bike parking (25 spaces) <br /> will also be provided adjacent to the building. <br /> Circulation: The applicant has designed a double loaded "snake" driveway across the <br /> front parcel to accommodate vehicles on-site during drop-off and pick-up hours. <br /> Vehicles will enter the site from eastbound Charter Street into the site with a new curb <br /> cut near the corner of Charter Street at Bay Road. Cars will not be allowed to turn left <br /> into the site from Charter Street or Bay Road. When not in use for drop-off and pick-up, <br /> the gates will be closed and the area will be utilized as a playground. A portion of the <br /> snake driveway will not be accessible during school hours. Persons visiting the <br /> school during school hours will be required to park at the rear of the site, access the <br /> front lot from Bay Road or find street parking. <br /> Landscape: The applicant proposes to install landscaping in the new playground area at <br /> the front of the site and along the building frontage along Charter Street. Nineteen new <br /> trees will be planted in the playground with new shrubs and groundcovers along the <br /> building frontage and perimeter. Creeping fig vines and shrubs are proposed along the <br /> building frontage at Charter Street. New paving will be installed in the front lot with <br />
