The <br />Escrow Agent shall further prepare and transmit to the parties a <br />closing statement. <br />§406 Recordation of Grant Deed or Grant Deeds <br />The Escrow Agent shall file the Grant Deed or Grant Deeds <br />for recordation among the land records in the Office of the <br />County Recorder for San Mateo County, and shall deliver to the <br />Developer a title insurance policy or policies insuring title in <br />conformity with Section 311 of this Agreement. <br />Article 5. DEVELOPMENT OF THE COMMERCIAL COMPONENT OF <br />THE PROJECT <br />§501 Scope of Development <br />The Project shall be designed and developed as an integrated <br />complex in which the buildings shall have architectural <br />excellence individually as well as in their identity as a <br />complex. The spaces between buildings shall be designed, <br />landscaped and developed to the same level of excellence. All <br />development shall conform to the City's codes and standards and <br />will be reviewed by the persons and in the manner described in <br />Sections 502 and 503. <br />The Developer proposes to develop the commercial component <br />of the Project as a mixed use retail center in which a Safeway <br />Store is the anchor tenant. <br />The Developer shall be responsible for culverting and <br />realigning the Jefferson Branch of Redwood Creek crossing the <br />Project Site. The culvert will be designed and built to City <br />standards. <br />The Developer understands that approval to proceed with the <br />Project shall not be granted unless and until the Developer has <br />submitted complete applications for all required City permits as <br />described in the Schedule of Performance. The Developer further <br />understands that as conditions of approval, the City shall <br />require the Developer to pay for, and build, various on and <br />off-site public improvements which relate directly to the <br />Project. Examples of such improvements are indicated on the <br />Basic Concept Drawings. Specific on and off-site improvements <br />will be conditions of the Tentative Map approved for this Project <br />by the City. <br />The Developer agrees not to lease, or release space to uses <br />that will detract from the quality image of the Project. The <br />Developer further agrees not to lease or release ground floor <br />space to office uses in buildings A, B, and C on the Basic <br />Concept Drawings. <br />W. <br />
