JAH:djm 03/06/90R (REDEV) <br />JAH:djm 03/19/90R <br />JAH:djm 04/04/90R <br />§502 Basic Concept Drawings <br />The Project shall be developed as generally established in <br />the Basic Concept Drawings and related documents submitted by the <br />Developer and marked "March 7, 1990", and approved concurrently <br />herewith, ("Basic Concept Drawings") except as changes may be <br />mutually agreed upon between the Developer and the Agency. It is <br />understood that the Basic Concept Drawings serve two purposes: <br />A. To assure the Developer that, when the Project has <br />received all the necessary permit approvals, it will still <br />consist of approximately 171,000 square feet of retail commercial <br />space with the same basic site layout. <br />B. To assure the Agency that the Project will be built to <br />the same level of design quality as illustrated in the Basic <br />Concept Drawings. <br />Basic Concept Drawings shall consist of: <br />Site plan showing buildings footprints, square <br />footages, preliminary landscaping and parking layout <br />plans. The site plan will be annotated to show <br />examples of off-site improvements anticipated of the <br />Developer, as well as design features of critical <br />significance to the Agency. <br />A colored perspective of the Project showing the basic <br />design theme and level of quality required by the <br />Agency. <br />Preliminary landscape and parking layout plans. <br />It is understood that, if the final plans approved by the <br />City differ from the Basic Concept Drawings, the Basic Concept <br />Drawings shall control only the basic square footage of the <br />Commercial Component, and the general site layout. <br />§503 Project Review and Approval <br />The Developer shall prepare and submit to Agency staff plans <br />and documents sufficient to constitute complete applications for <br />architectural, use, and planned development permits and tentative <br />map, as well as building, sign, grading and demolition permits as <br />described in the Schedule of Performance. <br />Review of project plans and documents will be done by the <br />responsible staff person or department of the City. For the <br />purposes of this agreement, the terms "Agency Staff" or "Staff" <br />shall refer to those City employees normally involved in the City <br />plan review process. The decision of the responsible staff <br />person or appointed body, such as the Planning Commission, of the <br />Agency or City shall be final unless the Executive Director <br />elects to refer the issue to the Board of Directors of the Agency <br />19 <br />
