F. Grantor is willing to grant this easement upon the terms and conditions set forth <br />below. <br />NOW, THEREFORE, for valuable consideration, the receipt and sufficiency of which is <br />hereby acknowledged, the parties hereby agree as follows: <br />1. Grant of Easement. Grantor hereby grants to Grantee an easement in, upon, under, <br />over, across, and through the Easement Area for the purposes of operating, repairing, <br />replacing, and maintaining the Lights and improvements related thereto, including, but not <br />limited to, wires, conduits, boxes, stands, in, upon, under, over, across, and through that certain <br />and limited portion of the southerly portion of the area of lights easement by Grantor described <br />in Exhibit "C,," attached hereto, and depicted on Exhibit "CZ," attached hereto, both Exhibits <br />being incorporated by this reference, and including the right of ingress and egress in connection <br />therewith. The easement granted herein allows Grantee to maintain a maximum of two (2) <br />standards in their current location. <br />2. Bindinq Effect and Governing Law. The covenants, agreements, and restrictions <br />set forth in this Agreement constitute covenants running with the land and shall be binding upon <br />the parties hereto and their respective heirs, successors, and assigns.
