<br /> ARTICLE 15 <br /> SIGNAGE <br /> Section 15.1 Tenant's Sie:ns. Following the execution of this Lease, provided that <br /> (notwithstanding any other provision of this Lease to the contrary) Tenant provides to Landlord a <br /> certificate of insurance in compliance with Section 7.2 evidencing Tenant has obtained the <br /> liability insurance required by Section 7.1(a)(1), Tenant may, at its expense and in conformity <br /> with Applicable Law, erect a sign on the land constituting the Premises, announcing that Tenant <br /> will occupy premises in the Center; provided that the location thereof shall be subject to the <br /> reasonable approval of Landlord, and provided further that such sign shall be removed or <br /> relocated (at Tenant's expense) if it interferes with the performance of Landlord's Work. <br /> Subject to compliance with all Applicable Laws, Tenant shall have the right to construct and <br /> maintain the following signs ("Tenant's Signs") during the Term: (i) illuminated signs and <br /> poster cases on the exterior walls of the Building, including (at Tenant's election) a so-called <br /> "blade sign" which shall be constructed on the Building and identification, directional and reader <br /> board signs visible from the sidewalks and roadways located immediately adjacent to the <br /> Premises; (ii) signs on the interior or exterior of any windows of the Premises and; (iii) easel or <br /> placard signs at the lobby entrance or on sidewalks immediately in front of the Premises; <br /> provided the same do not unreasonably interfere with pedestrian traffic. Nothing contained in <br /> this Lease shall limit or restrict Tenant's right to install signs and poster cases (and the like) <br /> within the Premises. <br /> Section 15.2 Maintenance of Tenant's Sie:ns. Tenant's Signs (as well as the sign <br /> described in the first sentence of Section 15.1) shall be maintained in first-class repair and <br /> condition, consistent with the maintenance and operation of the Center as a first-class retail <br /> shopping center, at Tenant's expense, and Tenant shall pay the cost of any electricity consumed <br /> in illuminating such signs. <br /> Section 15.3 Sie:n Permits. Landlord shall cooperate and join with Tenant in filing and <br /> prosecuting all applications, appeals and/or variances for the obtaining of sign permits, all at <br /> Tenant's sole cost and expense. <br /> Section 15.4 Off-Premises Sie:ns. Except as provided in this Section 15.4, all of <br /> Tenant's Signs shall be located within the Premises or upon the Building. If Landlord (in its sole <br /> discretion) erects any pylon or other free-standing signage within the Center and if such signage <br /> identifies any tenant or occupant of the Center, then Tenant shall have the first right and <br /> opportunity to be identified on such signage, in size and location at least as prominent, and upon <br /> terms at least as favorable, as the size, location and terms offered by Landlord to any other tenant <br /> or occupant ofthe Center. <br /> Section 15.5 No Obstructions. Except as shown on the Site Plan attached hereto or <br /> may be included in the plans for Landlord's Work approved by Tenant, Landlord shall not place <br /> or permit any landscaping, signs or other obstructions on the roofs or exterior walls of any other <br /> building in the Center or in the Common Area of the Center which would materially interfere <br /> with the visibility of Tenant's exterior signs from the streets and sidewalks located immediately <br /> 51 <br /> CHG02:3091375.v8 <br /> . ---.,.".. <br />
