<br /> b) Entrancewav Vestibule. As used herein, the "Entranceway" shall mean <br /> the areas adjacent to thë Premises that are depicted as such on the Site Plan attached to <br /> this Amendment. The Entranceway shall constitute Common Area under the Lease and <br /> shall not be part of the Premises and Tenant shall not have any exclusive rights to use the <br /> Entranceway. Notwithstanding anything to the contrary, Tenant shall have the right to <br /> queue its patrons in the Entranceway. Landlord shall operate, maintain and repair the <br /> Entranceway in accordance with Section 9.1 of the Original Lease (as hereby amended) <br /> and shall insure the Entranceway in accordance with Section 7.1(b) of the Original Lease <br /> (as hereby amended). Without limitation, Landlord shall provide and pay for all utilities <br /> consumed in the Entranceway and the HV AC system serving the Entranceway (which <br /> shall be designed and operated at all times so as not to drain or increase the load on the <br /> HV AC system serving the Premises). Landlord's Work under the Lease shall include <br /> (without limitation) the design and construction of the Entranceway and the installation <br /> of all equipment, systems (including the utility systems and HV AC system), furnishings, <br /> finishes and fixtures located in or serving the Entranceway. Tenant shall have the <br /> exclusive right at its sole expense to install poster cases, murals and other signs in the <br /> Entranceway (the electrical power for which shall be provided as part of Landlord's <br /> Work) subject to Landlord's reasonable approval and provided they do not interfere with <br /> the operation of the Entranceway as common area. The plans and specifications for the <br /> Entranceway shall be prepared, reviewed and approved by the parties in accordance with <br /> Article ill of the Work Letter. Notwithstanding anything to the contrary (including the <br /> Work Letter and the attached Site Plan), the parties agree that the following constitutes <br /> critical dimensions and requirements for the Entranceway: The width of the Entranceway <br /> shall equal at least 60 feet, measured from the common wall to the bottom of the <br /> stairway. The length of the Entranceway shall equal at least 41 feet, measured from the <br /> front of the box office to the glass entrance doors. The Entranceway shall accommodate <br /> a box office with a continuous length of 53 feet. The width of the box office shall be <br /> subject to Tenant's reasonable approval. The ceiling height in the Entranceway shall <br /> equal at least 20 feet. The space in front of the box office counter shall be free of all <br /> improvements, equipment, furniture, kiosks, and/or fixtures that would prevent the <br /> forming of a straight line behind each box office station or impede the circulation of the <br /> patrons within that area. For the term of this Lease, the Entranceway shall remain <br /> Common Area and will not be leased to a third party. The adjacent businesses may not <br /> have take-away or service windows facing into the Entranceway.
