<br />3. Workers' Compensation. Workers' Compensation insurance
<br />shall be maintained by Tenant as required by the Applicable Laws of the State of
<br />California.
<br />
<br />(b) Landlord's Insurance. Throughout the Term, Landlord shall procure and
<br />maintain, at its sole cost and expense, all the following insurance:
<br />
<br />1. Commercial General Liabilitv Insurance. Commercial or
<br />comprehensive general liability insurance on an occurrence basis with limits of
<br />not less than $5,000,000 in respect of bodily injury or death to anyone person and
<br />not less than $5,000,000 in respect of bodily injury or death arising from anyone
<br />accident or occurrence, and not less than $500,000 for property damage insuring
<br />Landlord against all claims, demands, or actions for personal injury or. death, or
<br />, damage to property, made by or on behalf of any person, firm or corporation,
<br />!. while on or about the Common Area of the Center or the Parking Facility, or,
<br />, arising from the conduct and operation of the Common Area or arising from any
<br />tortious act or negligence of Landlord or any of Landlord's agents, employees,
<br />licensees or contractors.

<br />! 2. All Risk Insurance. Property insurance policy covering "all
<br />risks" for loss or damage including fire, lightning, windstorm, hail, explosion,
<br />riot, strike, civil commotion, aircraft, vehicles, smoke, vandalism, malicious
<br />mischief, sprinkler damage, collapse, water damage (excluding earth movement,
<br />earthquake landslides and floods), with "differences in condition," and "change in
<br />building code requirements" endorsements) with respect to the entire Center
<br />(including the Building, the Premises and Tenant's Work therein, except Tenant's
<br />FF&E and other removable personal property therein), including the Parking
<br />Facility and other portions of the Common Area, in an amount not less than the
<br />full replacement cost thereof, exclusive of the cost of excavation, foundations and
<br />footings.
<br />
<br />3. Workers' Compensation and Employer's Liabilitv Insurance.
<br />Workers' Compensation insurance shall be maintained by Landlord (and the
<br />manager of the Center) as required by the Applicable Laws of the State of
<br />California. Landlord (and the manager of the Center) also shall maintain
<br />"Employer's Liability" insurance with limits of not less than $1,000,000 for each
<br />component of "Coverage B."
<br />
<br />Section 7.2 Certificates of Insurance. Prior to the date Tenant takes possession of
<br />the Premises or the commencement of Tenant's Work Period (whichever occurs first), Tenant
<br />and Landlord shall furnish each other with certificates of insurance evidencing the applicable
<br />insurance coverage required herein or in the Work Letter. All certificates of insurance shall
<br />contain a provision that the insurance carrier shall not cancel or modify the insurance coverage
<br />without giving the other party (and any lender of such party of whom Landlord or Tenant has
<br />given written notice to the other party) thirty (30) days' prior written notice. Current certificates
