Item No. 1 (continued)
In response to questions from Council, Planning Director Patterson explained
the proposed amendment would allow the cost of improvements of single
family, nonconforming residential structures (those having only one covered
parking space) to exceed 12.5% of replacement value, currently prohibited, if
following conditions are met:
a. Property located in the RH, R -1, R -2, R -3, R -4, or R -5 Zoning districts
b. Nonconforming only as to parking requirements.
c. Will have no more than 3 bedrooms after repair or alteration completed.
d. Total living area does not exceed 1800 square feet.
CLARIFICATION: City Attorney Schricker advised that an additional covered
parking space would be required on a nonconforming single family residence
only if repairs or alterations exceed the 12.5% value and the completed
residence does not meet the four requirements (a -d) listed above.
Councilman Bury suggested Planning Department prepare a handout explaining
these conditions to people seeking information regarding nonconforming
residential structures.
MINUTE ORDER NO. 88 -193
Title read.
