<br />all street interseotions and all portions of all street terminations and alley termina-
<br />tions lying southerly from a line 12 feet southerly -from and parallel to the center line
<br />of said El Camino Real, also known as the County Road, excepting, however, from the fore-
<br />going described work and improvements the following strips 30 inches in width immediately
