<br /> <br /> <br /> ' PROJECT UNDERSTANDING <br /> <br /> ~ The project proposes renovations and expansion of the existing 11-acre Sequoia Hospital campus <br /> located at Alameda de las Pulgas, at the northwest corner of Alameda de las Pulgas and Whipple <br /> Road, in Redwood City. Upon completion, the expanded hospital will include hospital beds, <br /> square feet of hospital space with a new central plant to serve the expansion area, <br /> square feet of new medical office, and a five-leve1632-space parking structure that will provide <br /> additional on-site parking spaces. The project proposes seismic retrofitting of the existing hospital, in <br /> ~ conformance with seismic safety standards mandated by the State of California under Senate Bill <br /> and renovation of approximately square feet of the existing hospital. No helipad or <br /> helicopters flights in/out of the site are proposed by the project. <br /> The project site currently has a General Plan land use designation of Commercial/Office (single and <br /> two-story structures adjacent to residential neighborhoods) and is zoned "PO" (Professional Office). <br /> While the proposed development project will affect only a portion of the hospital site, the City will <br /> prepare a Precise Plan that covers the entire 11-acre hospital campus, including the medical office and <br /> ~ rehabilitation center buildings and parking lots to the west of the main hospital. A General Plan <br /> amendment is proposed on the development portion of the site, consistent with the Precise Plan, and <br /> the zoning designation on the entire site will be changed to "P" (Planned Community) District. It is <br /> ~ our understanding the Precise Plan will allow expansion of the westerly buildings on the site to the <br /> ~ maximum potential allowed under the current Professional Office zoning designation. The Precise <br /> Plan will be used to guide future growth on the site, including building orientation, vehicular and <br /> pedestrian circulation, parking and emergency vehicle access, and architectural character.
